159 Coronation Drive is a four storey commercial office building with approximately 3,500m2 floor area which was purchased by Wallum Partners, with the intent to refurbish, modernize and re-position the property. The works included foyer and toilet amenities refurbishments, new end-of-trip facility, air-conditioning replacements with efficient EC fans and inverter compressors, LED lighting upgrades, self-dimming smart controls to lighting in common areas, BMS upgrade, CO monitoring for carpark ventilation and solar panels on the roof.

The building started out with a 3.0 Star NABERS base building energy rating and since the completion of works it has achieved a 5.0 Star NABERS base building energy rating which is a testament to Wallum Partners’ close attention to detail, technical understanding and their passion for the building. It is also a good example of how an older building requiring end of life replacements can be converted into an efficient and sustainable building with the right approach.
